Home Buyer’s Agent Saves You Time and Money

Home Buyer Getting Keys from Buyer's AgentA Buyer’s Agent can save a home buyer both time and money, especially a top quality home buyer’s agent!

You probably already know that a professional buyer’s agent works exclusively for the Home Buyer

But do you know how a good buyer’s agent can save you money?

What about time?

Some people say their time is more valuable than gold!

A Buyer’s Agent Saves You Time

Everybody searches for houses online, using our exclusive free Home Search Tool or our free GPS Mobile App to search for homes for sale On-The-Go, or a myriad of internet search options.

But let’s face it, internet research can only go so far.  Eventually, you’ve got to be able to narrow your search, eliminate options, and make a decision.

That’s where a good buyer’s agent really shines … your Buyer’s Agent is your local expert and they have the resources to find out about:

  • Commuter routes and times  – a Google map doesn’t do your ‘commute time’ justice!
  • School boundaries – especially changes (see “Growth and Changes in Loudoun Schools“)
  • How to focus on your ‘Needs’ versus ‘Wants’
  • Detailed home searches using proprietary search tool
  • Houses that fit your needs BEFORE they show up online!

First time home buyers (and home buyers who have been out of the market for a while) can save themselves time with our First Time Home Buyers Guide:  “Only 8 Steps to home ownership”

Some of the most important time-savers that a buyer’s agent brings are hard to quantify – like the ability to find properties that are not yet for sale!  The key is to get a good buyer’s agent on your team early in the process.  That way they can help you, coach you, and guide you through the process.

How much is it worth if you save a few hours worth of your time because you used a professional buyer’s agent?  What about a few days … or a few weeks … or a few months?!?

A Buyer’s Agent Saves You Money

Yes, time is money.  And, yes, for some people time is literally more valuable that gold.
But what about saving actual money?

Here are the main areas a buyer’s agent can help home buyers save actual money:

  • Negotiating – a good buyer’s agent is a skilled and experienced negotiator
  • Repairs – a skilled buyer’s agent works with inspectors to protect the home buyer
  • Financing – an experienced buyer’s agent ensures home buyers get all the financial credits they deserve

The seller pays the buyer’s agent’s commission!  The seller agrees up front to pay a portion of his profit from the sale to both the listing agent and the buyer’s agent, so there is no out-of-pocket cost to the buyer! *

Negotiating is a long process and starts with the price of the house, but includes all the other things that go into a written real estate contract, and continues all the way through to closing.  Getting this part right can save you thousands of dollars, just in the price alone!

Looking at homes is overwhelming. The details run together. It is exhausting and it is hard to mentally erase the seller and draw in yourself.
Seeing the real truth about a house and negotiating wisely can save you thousands of dollars in the purchase and avoid costly home repairs in the future too.

Financing is mostly about getting a loan – which is the responsibility of the home buyer.  However, there can be many thousands of dollars ‘left on the table’, as they say, because of missed opportunities or failures on the way to the closing table.  Don’t lose your earnest money!  That’s one of the most common problems, and it’s a BIG problem for a home buyer!

Buyer’s agents protect home buyers by ensuring all deadlines are met, they dot the i’s and cross the Ts, so buyers don’t leave money on the table!

A Buyer’s Agent Gets the Deal Done

It’s simple, but really home buyers want to ‘buy a house’!  That’s the end game, and the main goal of a good buyer’s agent.

Since your buyer’s agent really knows what you are looking for – your perfect house – they can steer you to the shortcuts.  For example, we worked with a client recently that had been looking for their next home for over 6 months.  They were ready to buy, and financially qualified to buy … but hadn’t been successful.  Melana helped them find the ‘perfect house’ for them in 30 days – they bought the house, had closed the deal, and were moving in less than 30 days.

The Secret = their Buyer’s Agent LISTENED to what they wanted (and knew how to use the information!).

A good buyer’s agent can make the difference between a success and failure for home buyers!

Buyer’s Agent – Real Estate Agent for Home Buyers

Buyer's Agent - Home Buyer's Maze imageA Buyer’s Agent is a Real Estate Agent that works exclusively for the Home BuyerSounds simple, but it’s incredibly important … for the home buyer!

The buyer’s agent helps buyers navigate the home buyer’s maze.

A licensed real estate professional, acting as a Buyer’s Agent is the only person with responsibility for the home buyer’s best interests throughout the entire home buying process.

Even though the buyer’s agent works exclusively for the home Buyer, the home seller pays the real estate buyer’s agent commission, in most cases.  Shop around for your buyer’s agent – some real estate agents charge their clients.*

What does a Buyer’s Agent do for you?

1. Find a home that fits with your life. What if you need to commute to DC, the Pentagon, or the Reston Tech Corridor? What if you want to live in a planned community like Ashburn Village, Stone Ridge, or Brambleton?

Internet research can only go so far. For example, I know commute routes and times. On a Google map, all routes look short and easy. I am better than a Google map because I know the inside story that people who drive the routes every day know. I will keep you from saying, “I wish I knew that before I bought this house.”
Start here with our free tips about home ownership: “Only 8 Steps to home ownership”

2. I help you take care of your family. If you don’t know about schools, parks, churches and other family community services, you can end up regretting where you live. I’ve not only lived in the Ashburn area for 12 years and graduated my 3 daughters from Loudoun County high schools, but I also worked in the Loudoun County Public Schools. I know intimately the resources available to families in Ashburn; I know the schools in Ashburn, VA. and homes for sale in Ashburn, VA too.

Can you look at a map and know which side of the street goes to one school and which one goes to another? Do you know which parks have play structures and which have soccer fields? From a map, do you know where there is new construction, and where the neighborhoods are more established?

Probably not, because who does? If you’re new to the area, all of this is new. But even if you have lived in Loudoun County for years, you will know the details of your neighborhood, but not of all neighborhoods.

As a buyer’s agent, I know Ashburn, Loudoun county, and northern Virginia in great detail. I know what matters to you as a home buyer. I can look at a MLS listing and tell you what is not described on the form. And if I don’t know the answers, as a Keller Williams agent, I have the resources of all other Keller Williams agents combined–it’s like having a team help you buy your home.

3. I help your offer close. With the aftermath of the mortgage collapse, financing has never been more complicated and volatile. Pre-approval does not mean what it used to mean and banks expect you to jump through more hoops than ever before. Deals collapse easily.

I monitor your home deal from start to finish and escort it through the process. I make sure you don’t miss any deadlines. I have a huge rolodex (OK, it’s actually digital now … but remember, I’ve been in the business a long time!) of reliable resources to solve any snags along the way. You are not alone. I make sure you get the house you fell in love with.

4. While you fall in love with a home, I investigate the house. When you view a home, what do you see? Fireplaces? Master baths? Flooring?

It’s likely you will miss a lot.

Looking at homes is overwhelming. The details run together. It is exhausting and it is hard to mentally erase the seller and draw in yourself.

As your buyer’s agent, I’ve got your back.

When we view homes together, I see what you miss. Window quality, appliance and mechanical age, carpet wear–they’re not romantic but all of these things matter. By knowing brand names, construction details, and neighborhood histories, I advise you about the quality of the building.

I see problems that may hit you later. I look for stains on the concrete that indicate basement leaks. I see the signs of mold–even if the seller has tried to cover it up. I look for clues that show pending repair bills.

And I see potential. A home needing a coat of paint can save you thousands because most people can’t see past simple wear and tear. Maybe the basement can easily be remodeled to include the home office you need. Seeing the potential in a home can get you a bargain that others miss.

When you are imagining your family having Thanksgiving dinner in the dining room, I am thinking about all the details that keep your dream home from becoming a nightmare. Go ahead and fall in love with the home. I will remind you of the practical details that make it lovable.  That’s one role of a good buyer’s agent.

5. Have you considered buying a Brand New Home?  There is a lot of new construction northern Virginia, and especially in Loudoun County.  Buying new construction is a LOT different than a “traditional” purchase, a resale property even one that is only a few years old.  I stay current with with New home builders in Loudoun County  and New Communities too.

If you are considering buying a brand new home, get started with our free ebook:  “5 Tips For Working With New Home Builders

YES, anyone buying a brand new home should have a Buyer’s Agent!

Most people assume the builder’s sales agent is on their side – no, they are the ‘builder’s sales agent’ … you need Your Buyer’s Agent on your side.  We represent a lot of clients who are buying new construction because ‘buying new’ can be more challenging than ‘buying used’, a lot of the time!

What Is A Buyer’s Agent?

home buyers agent imageA Buyer’s Agent is a real estate agent who works for you–the Home Buyer. She is a licensed Realtor® who helps you find the house that meets your needs, negotiates the best deal and advises you through the entire process – at no additional cost to you!

The seller pays all commissions out of their proceeds.  Smart Buyers use an experienced Buyer’s Agent – they recognize the value of having an expert on their side.

If you’re buying in today’s market, you’re probably very savvy. You’ve probably already started researching your home online using websites like Trulia, Zillow and Realtor.com.

You may have already started using our Free GPS Mobile App for finding Homes for Sale On-The-Go.

You know what your price range is and what you want in your house. Online (and Mobile) searches make the whole process seem easy. But once you start your online research, you quickly move into unknown territory. Online searches can give you homes in neighborhoods you’re not familiar with. They can give you homes that are asking a lot more than they are worth.

And when you start visiting homes, it gets even more confusing. You can waste hours going to locations that are undesirable. If a home is competitively priced, it may be snatched up by someone else before you even realize it. You could offer too much for a home because you don’t know any better.

And if you ask the seller’s agent for advice, just remember they work for the seller, not the buyer!

What about buying a Brand New Home?

YES, anyone buying a brand new home should have a Buyer’s Agent!  Having a specialized buyer’s agent is essential when buying new construction and working with builders.

It’s just like ‘traditional home buying’ … only more complicated.  And it can be a lot more daunting to buyers, simply because most people have never purchased a brand new home.

And the builder’s sales representative works for – you guessed it – the builder!  As a buyer’s agent, I love working with builder’s sales representatives, and I know a lot of them personally.  But that doesn’t change the fact that they work for the home builder, not the home buyer.

What is a Buyer’s Agent for brand new home buyers?  A lot like an experienced guide + negotiator + advisor + dedicated buyer representative!

You can download our free ebook:  “5 Tips For Working With New Home Builders” to get an idea of how to start thinking about your brand new home purchase.

A Buyer’s Agent Saves You Money

Buying a home is a huge financial investment for you and your family, often the biggest purchase most people make in their lifetime.  Don’t make such a big investment alone.

Seeing the real truth about a house and negotiating wisely can save you thousands of dollars.  That’s where a buyer’s agent makes a big difference, financially.  And it’s not just about negotiating for the lowest price, it’s about seeing potential issues before the purchase that can save you big money.

The best part is that the seller pays my commission! You read that correctly – – the seller agrees up front to pay a portion of his profit from the sale to both the listing agent and the buyer’s agent, so there is no out-of-pocket cost to you, the buyer!

Contact me today for a free consultation. Click the link or pick up the phone and call 703-722-8831, let me tell you how I can help you, as a buyer’s agent, to find the home that you will love for years.
